New Meaning Construction

The construction social enterprise emerged out of appraisal projects with registered social landlords. It has evolved into an active counter-part to New Meaning Training’s Construction Skills Programme, providing live project work experience and employment opportunities to graduates. New Meaning Construction is a licensed Beattie Passive house builder, working with both social landlords and private individual self-build project managers. It also uses its off-site fabrication factory to build luxury bespoke garden studios called “Mojo Space”.

Gravenhill Developments

On this site New Meaning Construction built 4 Superstructures for Beattie Passive and Gravenhill Developments and a further 2 for private owners. We hope for the stories of the two stand-alone architect designed build projects will be as case studies in the Autumn of 2022. But if in the meantime you wish to ask questions about the build projects on this site please email:

Vale of Aylesbury Housing

This pair of modern houses were designed to fit in beautifully and sympathetically to their surroundings. Originally the project started as a 'Superstructure only' commission by Vale of Aylesbury Housing Trust with New Meaning Construction. But as the project progressed the plans changed and we were given the opportunity to see this project through from start to finish. Using the Beattie Passive Licensed timber-frame system we were able to create two beautiful homes with the tenants taking up residence in Dec 2021

This property was built in 2020 when we were all working out how to adjust to new COVID19 ways of working. It was also during the build of this property that we were bereaved of a key player in our team. Despite the challenges which created some delays, we're supremely proud of this very high specification complete passive house build.

This is a project for low-income social housing tenants for Midland Rural Housing Association. New Meaning Construction were commissioned to build the Superstructures (completed in early February 2022) by Harper Group, the primary contractor for the site. We also needed to liaise with the Health & Safety Contractors, the Local Authority Building Control, the Warranty Provider and the Structural Engineers. New Meaning Construction is proud that its young team (the average age is 23) was able to work so professionally with a truly multidisciplinary team.

This impressive passive house in Oxford was completed in July 2021. It is in fact currently in the process of being officially certified as a Passive Home. The creation of a case study to show the inside and out and first-hand accounts from the people living in this home is planned for Summer 2022. For now, if you would like to learn more, please feel free to email

Thomley Factory

New Meaning has a proud partnership with Thomley Charity, a charity that offers activities and learning for people with needs. There's a 9 acre site in the countryside between Oxford and Aylesbury and whilst New Meaning Training has learning programmes running from the site, the Construction arm is running a factory in a converted barn. In 2022 our goal is to have a constant hive of activity, manufacturing both Beattie passive house components and Mojo Space bespoke studios. Look out for employment and work experience placements coming up in the near future.

Mojo Space

When home-working became a necessity for the majority during the pandemic it created new challenges for people at home. A Mojo Space offers the perfect solution. By building passive houses we've come to learn that it's possible to create energy efficient and cosy small spaces too. They are custom-built, sturdy and well-insulated wooden buildings built to a very high standard. These are a newly launched product but we've already got some customer case studies that we'll be able to show soon.
