New Meaning Construction

NMC emerged out of appraisal projects with registered social landlords. It has evolved into an active counter-part to New Meaning Training’s Construction Skills Programme, providing live project work experience and employment opportunities to graduates. New Meaning Construction is a licensed Beattie Passive house builder, working with both social landlords and private individual self-build project managers.  Look no further for creators of great spaces. We use our passive house building expertise to handle other jobs, from extensions to refits, remodels and renovations. We also use our off-site fabrication factory to build luxury bespoke garden studios called “Little Additions”.

Latest projects

We have always got a number of projects on the go. Currently there's passive micro-homes being built for people who have experienced homelessness, we have several ongoing self-build client projects and in between all of that we regularly handle remodeling and renovation work. Here we showcase examples of our current projects and will be adding case studies from time to time too.

Whether you're an architect, a self-builder, a local authority planner or a housing association developer, Let's chat!

Gravenhill Developments

On this site New Meaning Construction built 4 Superstructures for Beattie Passive and Gravenhill Developments. In addition to this, within this development there were two stand-alone architect designed build projects. We welcome questions about our work with developers, architects and self-build private clients.

This pair of modern houses were designed to fit in beautifully and sympathetically to their surroundings. Originally the project started as a 'Superstructure only' commission by Fairhive (a Community Benefit Society (CBS) and a not-for-profit landlord) with New Meaning Construction. But as the project progressed the plans changed and we were given the opportunity to see this project through from start to finish. Using the Beattie Passive Licensed timber-frame system we were able to create two beautiful homes with the tenants taking up residence in Dec 2021

This property was built in 2020 when we were all working out how to adjust to new COVID19 ways of working. It was also during the build of this property that we were bereaved of a key player in our team. Despite the challenges which created some delays, we're supremely proud of this very high specification complete passive house build.

This is a project for low-income social housing tenants for Midland Rural Housing Association. New Meaning Construction were commissioned to build the Superstructures (completed in early February 2022) by Harper Group, the primary contractor for the site. We also needed to liaise with the Health & Safety Contractors, the Local Authority Building Control, the Warranty Provider and the Structural Engineers. New Meaning Construction is proud that its young team (the average age is 23) was able to work so professionally with a truly multidisciplinary team. Read more

This impressive passive house in Oxford was completed in July 2021. It has officially been certified as a Passive Home. We hope to put together a case study on this project in the future. For now, if you would like to learn more, please feel free to email

Thomley Factory

New Meaning has a proud partnership with Thomley Charity, a charity that offers activities and learning for people with needs. There's a 9 acre site in the countryside between Oxford and Aylesbury and whilst New Meaning Training has learning programmes running from the site, the Construction arm is running a factory in a converted barn. This space is a constant hive of activity, manufacturing both Beattie passive house components and Little Additions bespoke studios. Look out for employment and work experience placements coming up in the near future.

Little Additions

Garden Rooms

When home-working became a necessity for the majority during the pandemic it created new challenges for people at home. An NMC Works Little Additions garden room offers the perfect solution. By building passive houses we've come to learn that it's possible to create energy efficient and cosy small spaces too. They are custom-built, sturdy and well-insulated wooden buildings built to a very high standard. These are a newly launched product but we've already got some customer case studies that we'll be able to show soon.
